1. Hire a real estate professional
This is an important first step. Working with a buyer’s agent should be considered since they are legally responsible to represent the buyer’s best interests. Make sure your Realtor explains to you the pros and cons of working with a buyer’s agent, a seller’s agent, or a dual agent. I will guide you through every step in buying a home.
2. Be sure to shop for mortgage rates and terms
Even a half a percentage point makes a huge difference in what you pay over the life of a loan. On a $100,000 mortgage at 8% vs 7.5% for a 30-year loan, you would pay $35 per month or $12,600 for the life of the loan. You can trust me to help you find the right lender for you and your situation.
3. Importance of being preapproved for a loan
Determining upfront what you can afford allows you to be able to move quickly when you find the right home. This is especially important when there are competing offers and assures the seller you are ready and able to buy.
4. Decide what you want
List features you must have and those you would enjoy. As you progress in house hunting, your list might change. As your agent, I will keep you posted when new listings come up that match your criteria. I will show you the properties that ten will meet your expectations and fulfill your needs. 8. Home inspection

9. Preparing for the closing
- Fulfill any conditions on the mortgage commitment
- Obtain homeowners insurance
- Work with your attorney as they prepare closing document: title, survey, deed, abstract required funds, mortgage documents
